Payment calculator
What will the whole payment be?
Lenders qualify you on the full monthly payment, not just principal and interest. In South Florida, taxes, insurance and condo fees are often a third of it.

What’s in the payment
Five costs beyond principal and interest.
- Property tax: set by your county from the assessed value. A purchase is reassessed at about the price you pay, so the seller’s tax bill is not a guide. A homestead exemption lowers it on your primary home; see the South Florida buyer’s guide.
- Homeowners insurance: lenders require it, including windstorm cover. Florida premiums depend heavily on the home’s age, roof and distance from the coast. Get a quote from our sister agency.
- Flood insurance: required when the home is in a FEMA high-risk flood zone and the loan is federally backed or regulated.
- HOA or condo fee: lenders count it in your payment. Ask about upcoming special assessments too.
- Mortgage insurance: usually required with less than 20% down on a conventional loan; FHA loans carry their own mortgage insurance premium.
